escape to the beach
We took a short break from the city and came over to the coast.
I can’t really say it is cooler here but there is a sea breeze and the bedrooms have AC.
It is cooler when you are on the beach or in the breeze but it is about the same when you are a short distance off the beach or behind a building. Still, it is nice and the water is fantastic.
I floated for a long time and sat on the beach talking to friends most of the day. We are closer to solving one of the problems that has been worrying me, and that is good.
Times are tough for everyone and we are no exception. Paying for the expenses of this condo have been a big worry lately, I can’t afford it right now and I was falling behind. Our friends here have helped us figure out how we can do this, partly a loan and partly good advice and real numbers.
We are going to rent it out one way or the other because selling right now is just not a good option. The best idea so far is that we rent it long term, a year’s lease. That way we could cover the operating expenses and gain some time. There are other options including joining the vacation rental pool but they have drawbacks.
So, if anyone of you or your friends would like to lease a 2 bedroom, luxury condominium, right on a Caribbean beach in Akumal for $1000 US + utilities per month, get in touch. Utilities mainly means electric and the cost of that is completely dependent on how much you use the AC, thus I don’t want to be responsible for it. We will leave the large gas tank full and you might have to fill it again during the year but you might not. The rent includes 3X a week maid service but not laundry.
We’re coming back in a few days to supervise the removal of the hurricane curtains because they are going to paint the outside of the building. I plan to take some more recent pictures of the inside then and I’ll post a page about the condo at that time. It’s a good deal, there are some restrictions about how many people can be here and no sub-letting but it is a good price and you are the first to hear about it. I’ll be putting it up on some rental sites when we get back.

I’m glad you headed to the beach, sounds like you are getting some things sorted out. I know you had issues with renting your place with the rental agent for the condo but a long term rental you manage would be much easier since you would be in control.
Quiet marketing is the way to go I think. You’ll probably get a better tenant and not have to filter through so many “frogs.”
Here in Mazatlan Hacienda is watching all the usual websites and is citing rental owners for not having working fm3’s and paying taxes, (including a big short term rental tax) another reason to stay under the radar if you can. The crackdown is said to be because the hotels are screaming about losing rentals and saying it isnt fair if people don’t have to pay the very high hotel tax. Hopefully this isn’t the first you’ve heard of this but possibly your area isn’t tracking so much.
Anyway glad you are getting a soak in the sea and an air conditioned room at night. That sleep is what keeps me sane, for sure.
Glad you came up with a possible solution without having to sell. I keep renting out my entire house as an option too, especially since my job is ending in 6 weeks and I do not know if there will be any income after that. It’s not what I would want to do, but it’s an option, and it doesn’t have to be forever. Good luck, I think it sounds like a very fair price. There is someone on the Cancun board looking for a place, and they want to bring their dog – St Bernard, I believe. You might want to check out the post and respond if you think it might work.
Hacienda is active over here as well, I can pay the tax through the management company and I will. It’s all the other costs that I want to avoid, as well as the requirement that I fire my long time maid and use theirs. If I rent short term, less than 6 months, then I am required to use their services but if I rent long term I’m not. So, I can’t take any vacation rentals it has to be 6 months or a year. We do allow pets and that may make a difference for some. I should check that Cancun board, which one is it? Do you have a link?
